Dubai’s Business Bay Gets a Dh2.8 Billion Commercial Tower
02 Nov
2026

Dubai developer Ellington Properties has unveiled Berkeley Tower, its largest and tallest commercial project to date, valued at Dh2.8 billion. The development, being delivered in partnership with Al Hamra, will rise above 60 floors in Business Bay and offers Grade A office space.

Technology and design

The tower is designed to move people, goods and services efficiently. Key features include robotic parking and double-decker lifts with a destination-controlled system, which groups passengers by floor to cut waiting and travel times.

Lifestyle and wellness amenities

Five floors are dedicated to amenities aimed at supporting both work and wellbeing. These include business lounges and meeting rooms, fitness and wellness spaces, outdoor terraces, event and social spaces, a clubhouse and interactive gaming areas.

Location

Business Bay offers direct connections to Downtown Dubai, DIFC and the city’s major transport networks, placing tenants in one of Dubai’s most established commercial districts.

What the partners said

Joseph Thomas, co-founder of Ellington Properties, described the project as a statement of the company’s ambition in commercial real estate. He said workplaces must evolve alongside the businesses and people they serve, looking beyond the office to the whole experience around it. He added that the tower marks an important step and sets the direction for Ellington’s growth in the sector.

Benoy J Kurien, group CEO of Al Hamra, said Dubai continues to strengthen its position as a global business hub, driving steady demand for high-quality commercial space in well-connected locations. He said the partnership combines the strengths of both companies and will add lasting value for the community, businesses and investors.

Why it matters

For Ellington, best known for its design-led residential projects, Berkeley Tower is a flagship move into commercial real estate at a much larger scale. It also reflects continued demand for premium, amenity-rich office space in Dubai.
